How I Buy Properties in Dubai

As a private investor, my focus is on acquiring completed properties in Dubai that offer clear value, strong potential, and manageable risks. I prioritize opportunities that meet the following criteria:

1. Completed Units Only

I do not buy off-plan properties. My interest is strictly in ready, existing units — residential, commercial, or mixed-use.

2. Below-Market Opportunities

I look for properties priced below current market value, whether vacant, rented, or with notice. I’m comfortable evaluating assets that require quick decisions or involve some complexity.

3. Distressed & Problem Properties

I actively consider properties with legal disputes, tenancy complications, or other challenges. My experience with Dubai’s regulatory and dispute frameworks allows me to assess and manage such cases effectively.

4. Flexibility on Condition & Situation

The physical state of the property is not a deal-breaker. Units needing refurbishment, facing delayed maintenance, or carrying service charge issues can be suitable if priced accordingly.

5. Collaboration with Brokers

I welcome genuine, profitable opportunities from brokers. By focusing on my preferred property types, brokers can bring deals that can be acted on quickly and decisively.
